When we are in Florida we like to have a look around a couple of communities that we have never been to. This is to see if we would like to stay there (haven't found one yet that we wouldn't[msnsmile2])

Can someone tell me which are gated, don't want to be turned away.

I know that Emerald Island, Southern Dunes, Terre Verde and Lake Berkley are all gated and manned. There are lots more, so I'm sure others will add to the list.

I think it is only the Manors at Westridge that is gated as we have been on Westridge visiting and the part we visited wasn't gated

We had a look round some gated communities last time we were there we just asked if we could have a look around with a view to renting. No problems they just gave us a pass to stick on the windscreen/windshield.

I think you will find most gated communities will allow this

Thats good to know that even gated will let us in for a look round.

As he is a golfer my husband would particularly like to look around golf communities.

They will at least take your car reg number.So they know you are there.

probably on a cctv camera so they'll know how long it will take to look around and see exactly where you are?

Not all gated communities are manned or have cctv. I think it gives a certain impression, I quite like the idea, not sure how it works in practice to be honest? I am sure there are benefits to both types of community:)

Take a look round Highlands Reserve if you are interested in the golfing communities. It isn't gated and has a lovely golf course.

Sorry not sure which of the other golfing communities are gated and which ones aren't or I would post them all!!

Sally, other golfing communities I know of are Ridgewood Lakes (gated), Southern Dunes (gated, and also Esprit has a 9 hole golf course (don't think Esprit is gated).

Gated communities look after themselves -not like open ones which are maintained by the local "council" THey care for their own roads etc. That is the main difference. Some are manned, some aren't. None need to be, its just another thing to offer or not. As president of the Home Owners Assoc of Sunset Lakes, I can say that you are welcome to a guided tour whenever I am in town, but not to just enter. THe gates are coded and locked with video -its a peaceful quiet Estate,with little traffic -and none just passing through.

Our HOA can sell or give roads and lighting to the local 'council' ...we've done that on the Cape...but we still have the maintenance of common area's to pay for..HOA are the norm in FL now..and in 99% of them everything is cared for by HOA fees..gated or not...so the less things you have on site the better for your pocket.:)

Calabay Parc at Tower Lake is a gated community. It also has a lake on it which is lovely. The multi milllion Posner Park has been started and this will have shops bars and restaurants when it is completed.

Some of the gated communities will allow pedestrian access and a slow walk around a community would give a better feel for it than a drive through. I suppose this reduces any security risks, particularly from the point of view of theft - it would be pretty obvious if people were carrying large items of furniture through the development!
