    New Walmarts - Four Corners and Poinciana

    From the Reporter:
    'A new Wal-Mart Supercenter store is being built in Four Corners on U.S. 27 just north of the Lake/Polk county line. Another one is under construction on Doverplum Avenue in Poinciana. The Poinciana store is scheduled to open in August, while the Four Corners facility is expected to come on line in September.'

    Where exactly are these with relation to villa communities??

    Well, the Poinciana one isn't that near to any of them actually (except perhaps to Doral Woods) and it would be a toss up whether the 192 Wal-Mart or the new one in Poinciana would be nearer to Crescent Lakes but, hey, we'll have the luxury of a choice!

    The one in Poinciana is right down in the town area itself which is about 16 miles or more from the 192
    Wal-mart on 192 opposite Flea Market would be nearer also this one has the biggest turnover of all wal-marts in Florida (useless fact I know)

    New one on 27 will only benefit residents from say area by orange lake on 192 up to the tower on 27 but it is this area that has quite a few new communities coming on line also prices here are more than Poinciana

    Well thats going to be handy our Villa is on Greater Groves which is just North of the 192 off highway 27. Sounds like we'll have less to travel for ASDA oops WALMART stuff!!

    Sorry but in my opinion there is no comparison between Asda & Wal-Mart. I know that Wal-Mart now owns Asda but Wal-Mart is far far better.

    Good thing is though - if you buy in Wal-Mart in the States and there is a problem you can take it back to ASDA in the UK. I've not done it myself but that is what the Wal-mart staff advise.

    Local experts say company does its research in picking Supercenter sites.

    FOUR CORNERS -- It's a bit like the old chicken and the egg question: Does Wal-Mart come to an area because of development or does development come because there's a Wal-Mart?

    Actually, both seem to be true.

    A new Wal-Mart Supercenter store is being built in Four Corners on U.S. 27 just north of the Lake/Polk county line. Another one is under construction on Doverplum Avenue in Poinciana. The Poinciana store is scheduled to open in August, while the Four Corners facility is expected to come on line in September. Both are in areas of heavy growth. And both are likely to create more growth.

    "They (Wal-Mart officials) do their due diligence," Polk County Commissioner Paul Senft said. "They're better than just about anyone else at studying an area and knowing if it will support one of their stores."

    Bob Pool, the Lake County Commissioner for the southern part of the county, agreed.

    "They know there's enough rooftops already built," he said.

    But while Wal-Mart has often been criticized for driving small, local businesses away when it opens a Supercenter -- because it can offer discount prices on a wide variety of merchandise -- both Senft and Pool think it brings other businesses with them.

    Senft suggested that other chain stores follow Wal-Mart's lead, letting the nation's biggest employer do the studies and surveys and then look for nearby sites to build on. And Pool said even new small businesses can find success where Wal-Mart has broken ground.

    "Obviously, a Supercenter provides many, many services a lot of mom-and-pop stores can't provide," he said. "But there are a lot of service businesses that come along that are not in direct competition."

    Cagan Management, the Four Corners company that built Cagan Crossings -- a development just across U.S. 27 from the Lake/Polk county line -- sold the land for the new Wal-Mart.

    "We've said all along we really think Four Corners is going to be the epicenter of South Lake County," owner Sandra Cagan said. "Wal-Mart is the first big store to go into what is a growing market and, to us, that is a very good sign."

    Cagan added that Wal-Mart's presence can't help but create both commercial and residential development.

    Poinciana is a somewhat different situation in that it is a planned subdivision that has been growing for three decades in both Osceola and Polk counties.

    Jeanette Coughenour, manager of the Association of Poinciana Villages, said that in putting a store in Poinciana, Wal-Mart is coming into an area that has already been built up through years of development.

    "I'm sure," she said, "that WalMart being here is going to allow that growth to continue, and keep going as it is."

    In fact, she added, its presence could be a springboard for more home building on the Polk County end of the development. While there is an equal amount of land on both sides of the Polk/Osceola county line, most of the development has occurred on the Osceola County side so far.

    "There's still a lot of land on the Polk County side," Coughenour said.

    The Poinciana store is expected to hire about 800 employees, with at least 350 in full-time positions. The Lake County store will provide about 450 new jobs.

    Pool said the economic impact Wal-Mart is going to have on Lake County will be enormous.

    "What a lot of people don't realize is that Wal-Mart paid some $596,000 in transportation impact fees to Lake County," he said. "That is a lot of money. When you add sales taxes, ad valorem (property) taxes and salaries, it's a tremendous impact."
