    Interesting idea Father, not sure if you could put this on a poll as there are too many variables, but if enough renters respond, it would be a great piece of research for us owners, so Thanks! [msnsmile2]

    We always rent Caroline's villa and whilst it is not exactly the cheapest villa on the site it ticked all the boxes for us the minute we saw it and we wouldn't stay anywhere else. So our list is as follows:

    1. Private Pool area with big pool jacuzzi and wicked pool lights
    2. The quality and comfort of the furnishings which are second to none
    3. The layout of the villa and the location it is situated in
    4. The fact that it doesn't look out over any other villas
    5. The Games Room and Cinema Room
    6. The number of bedrooms and how they were laid out e.g 2 masters, 1 queen and 1 twin

    but most of all it is the fact that the villa looks like a home and the attention to detail is fantastic.

    What we don't look for is :

    1. Proximity to Disney
    2. Golfing facilities
    3. Proximity to the airport
    4. A lake view
    5. Community facilities

    We looked at a lot of villas on OV before deciding which one for our first villa holiday but everytime we looked at others we just compared them to King Louie's and KL's came out top every time. It still does.[msnwink]

    The first thing we look at is the pool area, overlooking a lake is our first choice, then it would be conservation area and then maybe golf course but not by a tee. Back to back villas are not for us.

    Next it would be south/south west facing pool.

    A lanai

    Nice furniture and not flowery

    TV in bedrooms as we have 3 daughters, so no arguments

    Plenty of nice pool furniture

    Pool bathroom

    Friendly, helpful owners

    Then price

    Not important, but nice to have -

    Games room

    Internet

    Free phone calls

    Spa

    Games consoles

    Not important to us -

    Area

    Distant to parks

    Gated

    Community facilities

    For us, what's important is:

    1) Non overlooked pool
    2) Internet access
    3) Price
    4) Number of bathrooms
    5) Location (more accessibility & local food delivery than journey times to theme parks)

    Unimportant:

    1) Community facilities
    2) BBQ
    3) Err...

    For us, what's important is:

    1) Price
    2) Non overlooked pool (Lake view prefered)
    3) Internet access
    4) Location
    5) Nice Furnishings
    6) We also rent a villa at present that has free International phone calls which we find very useful.

    Unimportant:

    1) Community facilities
    2) Pool heating included in price(we sit by but do not go in the pool)
    3) Games Room (would sooner be able to put car in garage)
    4) Playstation etc
    5) Hot Tub

    what is important for us is

    pool pref with a spa and how it is located in not being overlooked and if it is back to back with other pools (we would prefer some open outlook on the back either conservation, lake or even a nice garden/ planting)

    area the villa is situated (community) close to restaurants and shops for supplies

    upkeep and general look of villa, personally i like to see a well presented villa with window dressings and not just those office looking blinds at the windows and nice sofas for us to sink into to relax after walking my little feet off all day in the parks

    internet access

    price - we usually pay around 500-650 per week for low/ mid season and think this is reasonable for a 3-4 bed

    with adverts i always dismiss those that do not show a clear view of what the pool looks out onto and i always look at the pictures before reading the blurb that goes with it


    what we are not really bothered about are

    playstations/ games consoles
    free calls as phone cards are cheap and easy to use
    games rooms
    bbq
    community facilities
