    £1400 for 6 weeks sounds unbelievable and I wonder if the owner misread the dates and meant for 2 weeks. Even if only 2 of you are going April is peak time and most owners would expect that for 2 weeks around that time of year and certainly this far off, none that I know of would make their home unavailable for 6 weeks this far in advance at that rate.
    Once you have confirmed with them that the quote is correct then you should be able to also confirm the development it is on and then we can advise further on the location and surrounding amenities.

    Thanks for emailing in details of the villa concerned.

    I can confirm that whoever you are proposing to book with definitely does not advertise with us and is not someone we have ever heard of. The villa is not verified by us and we have no idea if it is genuine or even exists.

    I'd echo the sentiments of the others above as the price quoted (if correct) is ridiculous and would not even go close to covering the owner's costs for your rental. I cannot see how anyone could rent their home at such a low price and would certainly be wondering if they are paying the Sales and Tourist Tax they should be on the rental and even if the home really does exist.

    Sorry to be the bearer of bad news here but I smell something very fishy somewhere here [msnsad].

    I know what I'd be doing if I was you...

    Sadly, it is often thought that all villas are essentially the same, so really it comes down to getting the cheapest price. But unfortunately, whilst all villas have walls, doors and windows, there the similarities end. There are many ways villa owners can cut prices - and most of them mean cutting corners - cutting back on pest control (and you will soon see the evidence of this, when a cockroach scuttles across your foot!) cutting back on cleaning, doing no replacement of items such as towels and sheets, and absolutely no upgrades of any sort.

    Anyone renting a home for 6 weeks at peak times (our villa would cost that for just 2 weeks, and we are already booked for this time next year!) must either be close to being repossessed, have done nothing to the villa for years, or are a registered charity. Being offered such a bargain would make me wonder what is so wrong with the villa that they are unable to rent it out for far more at a time which is the most popular of the whole year.

    So I am sorry to say that I have to agree with the above comments. This is an absurdly low price, and if, as John says, this villa is not known to them, then you definitely have no guarantees whatsoever.

    The time you have chosen to visit Orlando includes some of the peak weeks, so any owner who is unable to rent their home out for more than £1400 for 6 weeks must be pretty desperate, and may be facing foreclosure. So even if you were to rent this home it might not be there next year - and neither might your money![msnscared]

    I have had some other quotes at £1700 etc

    Well, £1700 would also be a terrific bargain as it would be less than £300 a week. [msnwink]

    I have had loads of wonderful offers but most are 5 bedrooms when we only need 2, the cheaper ones are 3 bedrooms so it seems ideal.

    Guess i need to look a little more before i go and spash some cash...
