    Villas and Maximum Occupancy

    Hey guys,
    Just a quick question on the stated maximum occupancy of villas. I see that all villas come with a bedroom/sleeps combination such as 4 beds/sleeps 10. I know that you're not permitted to exceed this number for people staying over.

    But we're going with 2 other families all in separate villas and plan to have a huge BBQ/pool party at the largest villa (5 bedroom, sleeps 12) for around 25 people.

    Will this be allowed do you think? Or does the referenced 'sleep' amount also refer to the people allowed to be in the house?

    Just wanted to know before we make any arrangements! :-)

    Hi.... As a villa owner we would not have a problem with this. It would be nice to be advised of this so we can advise our managment company so if they pass by they dont get any wrong impression.

    Max occupancy in a 5 bed villa should be 12 if the owner has a den with sleeper sofa sometimes this may be extended if their is an infant or young child that sleeps in a crib/cot. The owner must know who is staying for insurance/licence reasons. Guests visiting does not come into max occupancy unless they are sleeping over.
    Often we see parties on our estate where they have the garage door up and BBQ on the drive with people sitting arround it as you are not allowed a bbq in the pool area, big fine for you and owner, also you may need to suupply extra plastic dining equiptment as you must not take glass and china in the pool area.

    Just a suggestion to try and help you get the most pleasure without upsetting anybody etc.

    I don't know which development you are staying on but if it is one with a community pool then it may be better to assemble there for swimming, as 25 people around the average pool deck or trying to swim is going to be very crowded. Many have other facilities such as tennis or basketball or volleyball as well so spreading the number means everyone can enjoy themselves. Most communities have noise ordinance on them so if your party gets a bit excited after about 10 in the evening the neighbours can legitimately call the sherrif and whoever booked that villa would be held responsible for it.

    Another idea would be to pack a cooler each and some charcoal and go somewhere like Lake Louisa or one of the other parks that have built in bbqs so you can sit on the beach by the lake whilst your food is grilling.
    Disposable tableware is so cheap in Walmart/Publix that
    you dont need to worry about washing up.

    I will be totally truthful here Cardinal I would be horrified if I thought 25 people were going to congrugate on my property. (For this very reasons I never rent to parties who require two or more houses as having a large property I have a fear they will all tip up at my place).

    My advice would be to check with the villa owners and the neighbours.
    Each year on Boxing Day I host a party with this amount of numbers but it is indoors and I know who is using my house.
