    Northern/southern exposure

    Hi everyone...I've been lurking here for a while, reading all i can on resales and i need something confirming.....When a property is described on sites such as realtor.com as northern exposure, does this refer to the front of the villa or the pool area. Sorry for sounding such a thicko.

    Welcome to the forum. It's not a silly question as getting a home purchase right is extremely important. If you have any other questions, just fire away and we'll do our best.

    If a property is described as northern exposure, it means the rear of the property, ie where the pool normally is located. To gain the most sun at the rear on the pool area, you need to be looking for one with a south aspect (or south west as next best). If you're purchasing, you don't want to be sitting outside the front door to get some sunshine!

    However, when looking around properties, I would suggest you take a small compass with you to check out whether the description is totally correct.

    I thought the Realtor descriptions usually relate to the front door , so on a house with the door at the front and pool at the reas, a northern exposure would mean the front door faces north so the pool would be south facing. We took a compass with us when we were looking for our plot just in case we weren't sure.

    I too thought it related to the front of the house. Certainly a villa that had a south-facing pool was described as having a northern exposure on one I saw.

    Just to confuse things further......

    Very important to have a south-facing pool - or south-west. You can list that amongst your must-haves with the realtor you choose.

    I agree with Fiona and Steph. Our home had a 'northern exposure' and I've definitely got a south facing pool!
