Hello all.

We have decided that we will sell our villa. This is early days and our first step marketing the sale of the property. It is not listed on the MLS and we have not instructed a realtor as yet, we have however spoken to 2 or 3 to get a realistic value of the property.

We are very sad to have to sell the villa but our reasons for selling are due to an excellent investment opportunity to do with my work.

The villa has worked for us financially. We have had 2 succesful years of renting out the villa, covering all our costs, and have managed to replace all the carpets and tiles only 2 months ago and we have furnished it out with TV's, PS2, DVD etc. We have developed (in our opinion) a good website and good responses to enquiries and have a good management in place.

We are looking for offers around $270,000 for our unique (to Southern Dunes) 3 bedroom, 3 bathroom villa with Courtyard pool. The villa offers a very comfortable 1700 sq ft of living accommodation.

The villa has many bookings already in place for 2005 and 2006.

How tall is the wall surround the villa, and have you sold yet.

Do you mean the wall behind the pool? This is about 3ft high.

The villa is not sold yet. It is not actually on the market as yet but we do still intend to sell. We keep getting people wanting to book - have nearly 20 weeks for next year already and that's before the January rush!
