    Sorry if I upset anyone with my misguided assumption that you were connected to TCD, I got to this forum when I searched for TCD on the web. Thanks for the advice. I will certainly be looking to one of you for my next villa rental. Anyone near the Splendid China end of 192? I thought that the Lake Berkeley site, although excellent, was a little far out (17 miles door to door to Universal)

    Bad service, unusual for the US, hope you had a great trip otherwise.

    I've booked again from here for a trip this Saturday for three weeks.
    The villa I had booked had roof damage during the recent hurricane season so I am being moved to the owners other villa (300 yards away and exact same layout).
    The one I have been moved to was the villa the owners were staying in late November but they have swapped to the 'damaged' villa so I enjoy my holiday.

    Fantastic service and another reason why I will book all future villas from this (and it's sister) sites.
    Add to that the unbeatable car hire and normally cheap flight prices then this site is a god send.

    Tommy, there is a community map on the villa sites so you can see for yourself where all the communities are. It may help you.

    Our guests have the luxury of having our home telephone numbers.In the rare event that the agent does not react as they should,you can bet your life they will get a call from the homeowner that sorts things out in a flash.

    It has only happened to us once in 5 years(a pool heat problem) and I was straight on the phone to my agent

    I think Blott has had to have a lie down after you connected us to TCD.i SAY NO MORE!

    As other owners have said,that is one of the many joys of booking direct with the owner,you can put together the perfect holiday.I would NEVER book a package to the states.

    Sorry to hear about your problem with pool heat and I do hope it won't put you off booking a villa in the future.

    As Blott mentioned, if your original contract was with TCD then it is TCD's responsibility to provide you with the holiday you paid for. While they may sub-contract parts of the booking (in this case the villa booking and management) they are not allowed to sub-contract away their responsibilities.

    If your booking stated pool heat, and you didn't receive it (for whatever reason) then you are entitled to some compensation. I'm no legal eagle but I think the relevant laws governing this are the sale of goods act and/or the supply of goods and services act. Have a look at: http://www.consumer.gov.uk/ccp/topic...eandsupply.htm and then click on the link for the fact sheet under the heading 'Supply of Goods and Services Act 1982'.

    The point I think most applicable is:
    - If a supplier of a service breaches the conditions of a contract (for example by failing to carry out the work ordered) the consumer has a choice either to affirm the contract (treat it as still in existence) and claim compensation from the trader for his failure to carry out what was agreed or rescind (cancel) the contract.

    Personally I would believe that as you paid for the pool heat service you are entitled to a refund corresponding to all the days you were without this service.

    If TCD continue to give you grief I would refer the matter to your local Trading Standards department.

    Tommy your contract is with TCD and it is they who should refund you the money, do go through their complaints procedure sticking to it to the letter and give no chance to wriggle out of it! They will merely back the refund to the wholesaler they buy it off, who in turn buys off the management company. The owner probably knew nothing about it, but will in the end be the one paying for the refund!

    Make sure your letter is a calm one, stating the facts - have a look on the BBC website for their Watchdog page, it gives excellent advice for this sort of thing.

    Sorry you had a problem that took an edge off your holiday. As the other owners have said when you book direct through the owner you have a much more personal service, and hopefully these sorts of things get resolved much more speedily.

    Before I was an owner I did not know about this site and I used to do the package deal via a large company. Fortunately I never had a bad experience like yourself.......but nothing to rave about either. Now I get great pleasure directing my friends and family to this site as I know they will get excellent service, the villas on this site may not always be as cheap as the packages but the service you get will be far superior and you will deal with the owner on a one to one basis, you will know exactly how far you are from all the amenities and theme parks before you book.In addition I would defy anyone to better their prices for car hire UNBELIEVABLE[msnsmile2]
