If you want to stay in a villa for the increased space and comfort they provide, most of the villas are in Kissimmee. There are virtually no short term rental properties in Orlando itself. You can get everywhere pretty easily from Kissimmee using 1-4.
As you will be travelling with your parents, you would preumably need two hotel rooms and you could find that in November, which is low season, it would be cheaper to hire a 3 bed villa than two hotel rooms. The weather is very nice in November though the nights can be a bit chilly and you may need the pool water heating.
