    Friend who has villa

    just been informed the other day, that the person who we are renting the villa off, is to sell up because of the immigration laws where he as had 8 cancellations next year.Is any of the villa owners on here having the same kind of problems?

    Can't say that we are. We had one guest cancel this year but they rebooked for next year - this was because of a minor incident with the police when they were a lot younger and they have to get a Visa. They would not have been able to get the Visa in time to travel.

    Apart from that absolutely no problems at all. I think a lot fo the supposed trouble with immigration has been talked up by a TV and newspapers who are short of a good story.

    Could'nt agree more the press are just whipping everyone up and for people who have not visited the US before it must be a bit worrying?

    The annoying thing is after all the hype, they have deferred the requirement for a year so the 8 people who have cancelled neednt have done so. I've noticed there has not been anywhere near as much publicity given to the deferrment as there was to the introduction.

    It's highly unlikely that guests have cancelled for this reason. All they need is a passport per person, and if they are going to FL in 2005, then they have loads of time to get one!!!!

    Just ask yourself, what is the probability that ONE owner would have 8 different guest cancellations, all for 2005 and all giving the same reason for cancelling??????

    Sounds like a huge load of b******t to me.

    Only had two cancellations for this year. One had financial reasons and another wanted to re-book Xmas but I was already booked.

    No-one mentioned immigration laws at all

    I would agree with Carla on this one. if an owner has taken bookings that subsequently cancel but are for so far away then I cant see how that would cause them to sell up. The owner will have had the deposit already and still has plenty of time to re book those dates to someone else. As they wouldnt have received the full balance until a few weeks prior to the arrival date anyway and they effectively stand to gain two deposits from the same weeks they would not be worse off, in fact the opposite could apply. Also any one cancelling a booking and losing a deposit simply to save obtaining a new passport must be cuckoo.There are in reality going to be very few people affected by the new passport regulations, if they ever come in anyway, and for the same owner to have " lost" so many bookings down to this just does not ring true, at all.

    You know.. the person you are renting off may be in difficulty for other reasons and they are not going to tell the renters any personal details so it could be that they are making it out to be the renters problem, unfortunately you are not in a position to find out the real reason.

    If the villa is STR ( short term rental) then it is likely that the new owner would take the bookings over, this is what we did when we sold one of our villas 18 months ago, we just passed the bookings on, why should he /she cancel your booking just because its being sold?

    I seriously doubt they are selling because 8 (?) guests have cancelled, something doesn't ring true.

    I would also question booking deposit, there again, ( and this is me personally not neccesarily every homeowner) If I was selling the villa and it was to a resident I would then give the deposit back ( most options are at the owners discretion) if it was being sold to another homeowner who would be renting, I would then inform the guest of the change of ownership and let him decide if he wanted to stay with the booking, at this point the deposit would become non-refunadable as they would be given the choice and it shouldnt make any difference who owns the villa.
