OK I imagine the owners of villas will think me a little tight with the dollar bills, but I wanted to know what the average price I should expect to pay for Nov 2003 for a 3 bed 2 bath with pool heating. I have had estimates from £650 for 2 weeks (£825 with pool heating)

As I have never booked direct with an owner before, always via the travel agent, I'm nervous of being let down, so what guarantees does an owner give when booking the villa?

The prices you have been quoted appear to start very low to me. It is a bargain at £650 for 2 weeks. If you compare the prices you'd pay at a travel agent per person, particularly with extra supplements for not having full capacity, you really have got a good deal.

For guarantee it's all a matter of trust. If someone has credit card facilities and you pay that way you have the backup of the credit card company.It is possible to verify owners by getting references from previous guests, talking to management company etc. Also you should not book without adequate insurance.
But look at it from the owners point of view. We have spent our life savings on a home, most also with a mortgage to pay. It is our pride and joy and we let it to complete stangers! We need to be able to trust those we let to so it works both ways. I admit sometimes it does go wrong but in the majority of cases it is fine.

Hmmm,
the price you are being quoted is very low. For a quality home expect to pay around 400 - 450 pounds per week. The cheaper homes tend to away from the parks, old and/or worn. Pool heating typically costs around 100 per week. You could save on that by seeing if you need it first and pay only if you have switched on.
As for trust, well it does work both ways but you are the one paying out the money. So may be ask if you can pay by CC (usually a samll surcharge). Most homeowners would not have a problem with letting contact thier MC, who in turn should be listed with the Better Business Bureau here in Florida. You could also ask for references.

We personally would not let our 3 bed 2 bath villa out for such a low rate as we provide excellent value for money anyway - certainly more than comparable with hotel rooms and with a LOT more facilities.

At that kind of rate we would not be covering our costs <img src=icon_smile_sad.gif border=0 align=middle>.
