If a Villa is sold the has an ad on your site...will the new owners have to wait to get back on here..or will you let them carry on with the ad in place....??

Ruth is right - they have to join the waiting list the same as all other new owners. Seems the only fair way to do it.

Do you mean how long from going on the waiting list to getting on a site?
At present we can not say how long until we start working through the waiting list, but we have no immediate plans to take more owners on. For anyone joining the waiting list I doubt anything will happen this year.

Its a great looking villa. Do you mind if I ask if you have been successful renting it out. As a soon to be homeowner (ours is under construction) We are still a bit nervous of the unknown....
Are you going to be buying another property? (Please don't answer if you think I am too nosey)!!
Good luck with the sale judging by the other threads on the forum there are plenty of people looking for resales.

Hi Andrea, thank you for the compliment on our villa. "successful" i don't think we've done too bad, its hard work and there's lots of competition.No we aren't looking at another property, we are thinking of moving to New Zealand, so just in case we go that way i am clearing the decks so to speak[msnsmile]

Lovely villa, in a really nice spot. You really shouldn't have any bother selling it. If we had the money we would certainly consider it. Good luck with both the move and the villa selling.

I have just joined the website from some spurious link & was very surprised to see this topic as myself & husband have just had our offer accepted on your villa Karen! Have also unfort had to go on the wait list for this website! Hope we can cobble together some semblance of a website but doubt it will be as professional as yours! We want the villa to hopefully spend a lot of time there when my husband eventually retires and until then hoping to cover at least some of the costs by renting out

Am I right in following this tread, in that there is a waiting list for villa owners hoping to be able to be listed within the Orlando Villas villa rental web site? And that the waiting list is over 12 months?
How quickly do villas sell on the re-sale market?

Yes, there is a waiting lis tto advertise on OV sites. Most re-sales go within days of listing. Some never make it to the MLS
THE MARKET AT THE MOMENT IS STILL CRAZY THE AVERAGE TIME TO SELL A HOME IS 20 DAYS MAX IF ITS PRICED RIGHT THOSE THAT TAKE LONGER ARE NORMALLY OVERPRICED BY A LOT...
REGARDS THE MLS IF THE HOME IS WITH A BROKER BY LAW IT HAS TO GO ON THE MLS WITH-IN A VERY SHORT TIME...SOME BROKERS ARE KEEPING THEM OUT SO THAT THERE OWN SALES PEOPLE CAN SELL WHICH IS ILLEGAL AND ORRA ARE NOW STARTING TO FINE COMPANIES THAT ARE CONSTANTLY DOING THIS....

Multiple listing service I think[msnsad].Basically it is the way property is advertised or "listed" in the US, to enable Realtors to search and seLl homes/property. i'm sure you will receive a more comprehensive explanation.[:I]

You're right about the MLS. It's the way Realtors can find homes for buyers. Used to cost 6% of sales price to "list" with a Realtor on MLS but now it can be done for a flat fee...only about $500. and will sell quick if priced right. You can e-mail me if you'd like to know more. Hope that helps.
dont know any brokers who would work for $500 i know i would not... the 6% is split 3% to sellers broker 3% to buyers broker normally... then the realtor gets his % from his broker..
bearing in mind the buyer do,s not pay anything its the seller who pays...
Wow....Jeff....get with the program! Fee for Service is here to stay. The Franchise companies won't do it...too many hands in the pie! It's being done all over Orlando. It's a win-win situation for all parties envolved. Can't make progress go away by ignoring it!!!
