do any owners consider for example fri for 2 and a half weeks until say tuesday ( i would guess only at quiet times )
with the person renting paying paying nightly for other nights or as i presume and FAIRLY SO that would we be charged for the 3 weeks period anyway in which case we could hotel for a couple of nights depending on the return flight - as it is relevant to the cheapest flights from uk
i only query this point as we did have an offer from a uk owner for split week last year which is not available for 2003 but we had to cancel the trip - that may have been a quiet period and so suited the owner .

I must admit to taking bookings from any day to any day at all times, and certainly do not worry about the length of a booking as long as it is over a week. I just charge for the extra days with a daily rate. If the guest wants under a week it depends on the time of the year and how this fits in with any bookings I already have. The cost is also relatively more to allow for the cleaning fee which is incurred however long the booking is for.

I am happy to let my villa for any time for a minium of 5 nights, other than that people can pick choose whatever dates are convenient. For stays of under 5 days the rate goes up to include a cleaning fee.

For the gulf coast they work Saturday to Saturday, but up here people tend to go with the flow as it were!

I also take bookings from and to any day of the week and for any number of nights. If the booking is for 5 nights or less, then a cleaning charge is added. We also do not charge for 3 weeks if you are only there for 2 1/2 weeks. That seems a bit greedy to me.

The Gulf owners are beginning to change their date policies Fiona. I have a number of villas on one of my sites and only one owner insists on Saturday to Saturday and the rest are completely flexible.

And us too. We're happy to fit in with whatever the guest wants to do.

For stays of under 7 nights we add the cleaning fee of $55 onto the rental amount to cover our costs.

I'm happy to have any arrival and departure day and guests are only charged for the time spent at our home. If it's for 2.5 weeks then I would divide the weekly price by 7 and multiply it by the number of odd nights and add it to the two week total. If it's a booking for more than 15 nights, we give a discount.

As with most of the other replies, if it's a booking for a total of less than 5 nights, then the cost is calculated as above and our cleaning fee of $70 is added.

I do bookings for any day so long as its over 7 nights. Anything over 2 weeks gets a discounted price for the extra days eg if it's peak price time then after 14 nights it reduces to standard price.
For the Gulf coast villa it can start any day but the 7 nights minimum is a byelaw so if you stay 5 you are charged for 7.

We also try to accommodate our guests wishes - we'll take a booking from any day, with again the cleaning charge added to any stay of less than 5 nights. The cost is our weekly rated divided by 7 x ?.

We are experimenting with trying to just take Sat-Sat bookings but it seems just as we went into our pilot period, every enquirer wanted to come in mid week and want anything from 3 nights to 30 nights! We are hanging on a little longer as we already have a lot of bookings for next year so perhaps are more able to test it out.

One of the homeowners in our consortium only takes Sat - Sat bookings. His villa is virtually full all year round.

Karen Sat-Sat may suit the Americans for taking time off work but do you find it restricts the UK ones, e.g. if you have a party of 8 going then it's going to cost £160 in weekend flight supplements alone @ £10 per person each way? I know I'd take it into consideration if it was me.

If bookings are light then we are completely flexible and try to fit in with enquirers wishes. We do not take bookings for less than 7 nights but do offer discounts for long stays (3 weeks 10% 4 week and over 20%)

No, not really, especially with next year's bookings as a lot of flights aren't available yet, we have 32 weeks confirmed (all Sat-Sat), even when a guest asks to go in on a Wed, we just offer them a Sat and most of them accept it!

I think the guest should be allowed to come on anyday of the week especially flying out of europe as flights are cheaper during the week as is also in the States. All our guests are charged nightly rates except for under 7 night stay we add a $65 cleaning fee.

We are loosing about 3 weeks worth of odd days in 2003 because we took bookings on various different days. For 2004 we are only taking Saturday to Saturday and are doing well so far!

I don't mind what day guests arrive or depart. I don't mind the odd nights gaps either between guests as I think that it gives the villa a "little rest"! If you build this into your rates and assume that it will happen then it is easier.

We also take bookings for any length of time if the bookings are specific to us. However, if for example the booking was at peak time and left gaps of 5 or 6 days either side between bookings then I wouldn't go for a 'general enquiry' as it's not so easy to book less than 7 days.

We even took a 3 day booking on 4th January and the people went in the villa on 5th January!! Nearly gave me a heart attack though!

i am presently booking to go in July - Delta and Continental and BA wre full, I got a flight with aer Lingus to JFK. Getting a W/E flight was difficult. I woul not like to have to pay for 3 full weeks if I was only using it for 2 and a bit! Flight prices have gone up. Phil

We also take bookings arriving any day of the week. There are a couple of months with gaps between the bookings, but it gives our cleaning staff a break from the pressure of back-to-back bookings. For stays less than five nights, we add on the cleaning fee.

We too take partial weeks and pro rata the extra days, this allows us a few gaps between bookings should we need to schedule any carpet cleans, pressure washing decks, or any other routine upkeep between guests rather than have them disturbed when they oare on their holiday and can keep the villa up to scratch.

Certain times of year do not carry a weekend suppliment. SOmeone asked me to get flight prices yesterday for november and december and they did not carry a weekend suppliment this was with virgin

Bit of a tricky one. Big mistake I made last year accepting 8 night booking starting Sat 17th August ending Sun 25th August, ended up having last week in August empty as enquiries seemed to be from Fri 23rd or Sat 24th! My v.limited experience tells me that Fri/Sat changeover seems best, putting this into practise is easier said than done though! PS My rates are per night, plus clean charge if booking less than 7 nights.

I tend to only book Fridays or Saturdays and found that I had no wasted days last year. I took a Thurs booking at easter this year and it has caused no end of trouble.

I usually only take a 2 week booking -but have accepted 1 week because with the amount of enquiries from OV I now feel far more confident that I will book the other odd weeks.
