Many thanks for all your advice a few months ago re purchasing villa in Florida. We have now bought one in Eagle Pointe - 3 beds/2 bath, resale/2 years old.

Would anybody be able to give me an approximate price for buildings/contents insurance?

Also, re car insurance. Has anyone purchased their own vehicle and let friends use this for their stay? i.e. to help bring down cost of car hire.

with fire and theft just over $700 for our 4 bed.

Our insurance is about $800 per year but covers us for in excess of $1M personal liability and short term rentals.

Hope you enjoy villa ownership - Eagle Pointe is a great spot!

My home insurance is $1100 per home but I somehow managed to pick up commercial liability insurance which is for hotels. I think that is why I had to put life belts by the pool as that is a hotel thing. Just hope they dont decide we need life guards too!! ( plenty of takers!!) This insurance was what was broked for me as an owner of two homes. There is a very high degree of cover,including paying me for all my bookings if the house is out of commission for some reason ( flood, fire etc). Think it may be over the top but am not going to quibble at $300 extra per home.

As to your own car,there is a problem here. To insure a car in Florida. you need a Florida driving license.You can take your test when you arrive to get one but, under the new regulations, the license only lasts the length of your visa or visa waiver. Hence it would have to be renewed every time you cam out. As to the guests driving the car, well, I think you need to talk to an insurance broker the next time you are out on that one. It must be possible as I know that people who do house swaps do it but how......

I think that you are very brave even thinking about buying a car and letting friends use it. Will you pay the insurance or would you get them to pay? You would also need to consider what happens if and when it breaks down. Who pays for the repairs? A friend of mine who is a villa owner has her own car, mainly because her sons are under 25, but she is now thinking very hard about selling it, because of the insurance problems that Julie mentioned. I think that she finally got some insurance, but it was just not financially worth it.

The reason that I like to rent a car is that if anything goes wrong, all I have to do is get to a phone (somehow!) and then the car will be replaced etc. by the rental company. Touch wood this has never happened to me.<img src=icon_smile_big.gif border=0 align=middle><img src=icon_smile_big.gif border=0 align=middle>
(Now I've just jinxed myself!!)

Now that you have your own villa, whenever you go over you will have so many jobs to do that the last thing you will want is to get under the hood of a car and maintain/repair it!!

We always get a dollar car and when we had a puncture-hubby changed the tyre-but we had to change the car. There's a dollar outlet on the 192 down from Splendid China if you are in that neck of the woods.
The tyre btw was one of those little space saver efforts which aren't safe to go any further than the nearest dollar outlet!
