One plot in Rotonda not far from us sold for $63,000 in June, Andrew.

Nov. 2007 update for plot prices-
Starting at $32K in Oakland Hills section (oldest)
to around $140K in the newer Pine Valley area. (new golf course)

$140k is a bit steep.

We have a west rear facing lot with a pond at the foot of the lot overlooking the new golf course in Pine Valley and I would bite the hand of somebody with a $100,000 offer.

Well that is nice to hear, I own 3 lots in that area all with water and golf aspects. Just in a bit a legal wrangle over ownership but it is sorting itself out. I paid $2500 for each one[msnsmile2]

Nice Investment!

Golf course is just about complete.

They are digging (mining) out some deep lakes right now.

Good growth, that will fund a nice villa.

It will be interesting to see how Rotonda develops.

Now would be the best time to build for your own villa or just an investment to 'flip over' in a couple of years when the market prices come back up. Builders are desparate for new orders and have incentives. Also the exchange rate is at a high.
A new Home Depot just opened this week.

We looked at build costs last year. It was cheaper to sell our land and buy a ready built villa from a builder direct.
Things were so quiet that the two builder we spoke to would not take out lot as part payment.

Some builders are trying to sell their model homes right now just to keep their 'head above water'.

On 776 between Publix & Sunnybrook, on the right if driving with Englewood behind you. Easiest way, exit Rotonda via Sunnybrook, turn right at the lights & return to Rotonda via Gasparilla Rd.

Very nice & shiny & new, just need a Lowes on the other side[msnwink]
