I cannot get into the home owners area to read or to respond.

Hey what is in that area! It's not the bermuda triangle is it?

The home owners area is specifically for villa owners who have an advert on Orlando Villas (www.orlandovillas.com) to talk amongst themselves. If you are an advertiser with us, let us know your villa reference number and we'll add you to the list of those allowed access.

It was there for a few days but now it's disappeared! Bit like being in the Bermuda triangle (as honeybee has mentioned!). <img src=icon_smile_wink.gif border=0 align=middle>

PPC stands for 'Pay Per Click'.

It is something we are considering offering in the future, whereby villa owners can feature their villa either on our homepage, or at the top of all search listing results (rather like John and my villas are now). This is still only under consideration and we may not even do it. We are just testing the system now. The idea would be that we either charge a monthly fee for these 'featured homes' or we may charge per extra click (or page view) that the owner gains as a result of the increased exposure. As I say, it is nothing more than an experiment at present.

I don't quite understand this new 'pay per click' system that you might be implementing.
Surely if it is going to cost 'potential guests' money every time they click to view -it will discourage them from using the site.

Also won't it involve you taking credit card details and again a lot of 'potential guests' are going to be put off by having to give them.

I know I won't put my credit card details on the net-so I just don't buy anything-I much prefer to shop where you can feel and touch.

However-my personal habits to one side-I just feel a bit concerned that having built up a great site and with all of our contributions etc- viewing traffic is going to be slowed down because people won't pay when they can browse around other sites for free.

The idea Orlandobabe, is that we the owners "pay per click" I think, basically if someone views our page we are then billed, but I don't like that system, as how many of the page views are actually turned into bookings, I know it is usually only pence but it all adds up.

HI from a rather dark and early morning Florida (can't sleeep - jet lag)

You mis-understand - it's not the viewer who has to pay. As you rightly point out, that would discourage renters from using the site which is against all that we are trying to do.

If we go down the PPC route (only for the Featured Homes and we have not decided if we want to do it anyway yet) then the villa owner who wants their home featured will lodge, say £15 with us. Each time someone clicks on their featured home, it will cost the vila owner a set amount, say 5p, that will be deducted from this £10 until the time comes when the owner either needs to replenish this £10 for more clicks or relinquish their Featured Home spot.

We've been approached by several advertisers about getting their villas on the FEatured Homes and we are thus running a trial with our own homes to see what kind of click rate we get on the Featured HOmes. This will then give us a better understanding of how we proceed with this idea.

Rest arrured the normal adverts will continue to work in the way they always have done - we are not thinking of PPC for them!

Don't be embarrased orlandobabe! I probably didn't make it very clear.

I know Steph, you say you don't like the idea of PPC, but it will ONLY be for people who want the extra level of exposure. Having your villa featured in these key positions could potentially result in several direct enquiries to your villa per day, on top of whatever you currently get - this is clearly worth paying extra for, but this is what we are trying to work out! Whatever we charge, it will be an amount the we feel any villa owner will happily pay for the number of extra bookings this will bring. Using the phrase PPC is probably not very accurate anyway, as I guess we will end up just charging a flat monthly fee - even so, for that fee, owners will want to know how many extra views of their page they have received as a result of taking the service.

I personally have booked out my 5 bed and 6 bed for ALL YEAR this year (apart from an 8 day gap in September in my 6 bed and a 4 day gap in 5 bed) and over 22 weeks in each villa for next year. This is purely from my positions on Orlandovillas. I do not have another website of my own, so this highlights the benefit of the home page and search page features homes position.

If we decide to go ahead with either option we will let you know. We do currently have one owner acting as a guinea pig with their villa, and I know they are receiving more direct enquiries than most other owners at present, as well as the usual general enquiries.

Roger, this seems like a good idea. I would certainly be interested as I have a lot of weeks still to fill this year. But how would you choose which villas to highlight if there were lots of interest from home owners, and would it be done on a weekly, fortnightly or monthly basis.
I agree an extra fee would have to be charged.

E-villas have showcase homes also - three Disney, three golf and three non theme park. They charge a set annual fee to be featured on these and it is first come first served as to who gets on. The fee was around the £100 mark. I did the trial run for them as one of the featured golf homes but did not notice a remarkable upturn in enquiries so I relinquished the spot when it came to doing it for "real" rather than pay the £100. However, the trial was in the Sept 11th period which may not have been representative.

So far we have not even got as far as thinking seriously about who we add if there is a lot of interest. All we know is that the number of direct enquiries will increase massively. There will be room for quite a number of houses if we do proceed, as there is the home page, and also for the top of each search result page (depending on the size of property an enquirer chooses). This really is early days in our planning.

We're not yet sure of what timing options to offer e.g. weekly, bi-weekly, monthly etc.

I would certainly be interested in being a featured villa! I am a showcase golf villa on evillas (and for a short time a Disney home also) and to the best of my knowledge have never had a single ENQUIRY from these routes. However to find their showcase homes you have to enter the appropriate part of the site, for yours at present they are just there which is better.

Ruth, like you I have not had one enquiry since being on evilla showcase homes. In fact have had more enquiries coming through in the short time I have been with OV, only wished every one did not want dates I have already got filled. I definateley would be interested if Roger and John take this route re featured villas, I for one think it is a great idea, and I definately do not mind if this is incurres a fee to be levied. At the end of the day isn't the idea to get as much advertising exposure for our homes as posibble, so that we as owners get the correct rates by doing our own bookings. ooops I had better get my 4ft 11" frame down of the soap box.

I would certainly be interested too - I am still impressed by the number of enquiries OV generates. I was also the only Florida featured villa on a world villa site for approx 4 months - I think I maybe got 1 or maybe 2 calls - you opened up the home page and there was my villa along with Switzerland, France, Spain, brilliant I thought, loads of enquiries - wrong. I guess you do get what you pay for - it cost me nothing and I got exactly that!
I feel sure with OV's past record whatever John and Roger think up the story will be different.
