Hi,
Can anyone tell me the location of the disney area villas situated within Kissimmee.
I am from the UK and have booked through [name edited] and the promise is that they are very close to Disney theme parks and the 192 etc....

There are literally thousands of villas in the Kissimmee area, so we would need more information than that to be able to give you a reasonable answer. Some are near to Disney, some are not. However, if you could find out the name of the community it would be easy to pin it down, and you could look on the community maps above.

It sounds like you have allocation on arrival, so may not be able to find out which villa or community you are staying on beforehand. This is common with reservations made through third parties such as travel agents or management companies and not direct with the owner.

You will be allocated when you get there can you not find the estates that they do in KISSIMME area and then you can narrow it down to which estate .

Don't worry though Frank, most communities are within a 20 minute drive of Disney main gate
Frank, 'Disney Area Villas' is a bit of a misused term; especially when used by tour companies.
While the forum will likely stop you telling us the exact name of who you booked through there are a couple of questions we can ask that we enable us to give you more of an idea of what to expect.
The good news to take away from all this is that having found this forum you now have the opportunity to book direct with an owner for any future trips and doing so will mean that you know exactly which villa you are staying in. [msnsmile2][msnsmile2]
First question: Did you book through a travel agent / tour company or did you book direct with an owner? If you aren't sure, the easiest way to answer this is to ask yourself the question do you know the name of the person who owns the villa?
Next question: Whoever you have booked with should be able to tell you the community where the villa is located. If you can find this out we can give you a location and you can take a look on Google maps or equivalent to see the distance for yourself. If you have booked through a tour company this will get more difficult. Sadly most tour companies run what's called an allocate-on-arrival system which means that you won't know what villa you are staying at (and in most cases even the community) until you arrive in Orlando. It's not a good system at all as the villa you get may not match the villa you've seen in the brochure.

One good way to try to find out is to ask whoever you booked with for the address you will need to complete your Visa waiver form, for where you are staying. If they give you an office address that will be fairly conclusive that they are allocating on arrival. They may be able to narrow it down a bit if you ask them for the Community detail so that you can do some research, get maps, programme Sat Nav etc which many people like to do before arrival rather than after their long flight.
Steve, you are so right, as even the Tour Company may not know which villa they are going to allocate until very close to the departure date. The Tour Company has to source villas, they do not own them, and they have to find enough willing victims (ie villa owners) to give them their villas for peanuts, so the tour operator can rent them out at a massive profit.
As Steve so rightly says, they normally will not tell you which villa you are going to as they will not guarantee anything more than the most basic facts about their villas - they do not guarantee to give you a villa which matches the photos in their brochures. You could stike lucky and be put into a brand new villa highly equipped and a stone's throw from Disney, but you could also be allocated a much older one miles from anywhere, which may not be so well equipped.
Your best bet, always, is to book direct with an owner, as then you know exactly what you have booked and where you are going to be located.

Thanks for all the advice, it looks like I have booked an allocation on arrival, which is controlled through Welcome USA ( if that needs to be edited then apologies).
I will however, remember to book through an onwer next time, but £3,900 for 5 people in a 4-bedroomed villa with 7-seater minivan and 16 nights stay, I thought was too good to miss.
Can it be done cheaper than this?

You can always find 'cheaper' but is that what you really want for your long earned vacation. For me I would sooner spend a little more and garantee first class accommodation. I used to work in the 'allocate on arrival' system. Generally these will be homes that have not been rented out already or new builds, as with any allocate on arrival it can be hit and miss. You are simply acting as a gap filler for the agents.
You could end up with very basic accommodation or a palace on a building site. There will be a reason why the home is empty for last minute allocation.
Does the car hire include all insurances or will be be hit for more when collecting, a lot of 'free' car hire deals often end up with insurance costing more that renting direct from the likes of uscarhire.co.uk.

Frank, I know that our MC deals with the company you are flying with and the homes that they have will be of a good quality although most of them will be fairly basic but you may be lucky and get one of the better equipped ones.
When are you travelling,unless you travelling high season I would have thought you could certainly have done it cheaper with a DIY booking. Check that your car hire is an all inclusive deal because you may be stung for extra when you arrive. If this is the case it often works out cheaper to arrange your own car hire through this site, which is an all inclusive rate and forget about the one you have already paid for.

I will be travelling from 18th July 08 for 16 nights. The costs of flights alone with the same company was £3,600, the villa/ flights and car package was only another £300 so I went with this.
Interesting point is that two other high street travel agents were wanting approx £5,500 for a similar hoiday.
I do wish I had found this forum beforehand but now that I have I am certain I will use it in future for booking hols to Florida.
There was no option available to leave the car hire out of the holiday as it came with the package, the insurance cover is as below:
Car hire for the duration of your stay
Unlimited mileage
LDW (Loss Damage Waiver)
SLI (Supplemental Liability Insurance)
UMP (Uninsured / Underinsured Motorist Protection)
Taxes & fees
CFC (Customer Facility Charge) & HSF (Homeland Security Fee)
The rental is with Dollar.

We did disney area villas allocation on arrival last year with a well know tour company and we dropped lucky it was lovely. Saying that my next trip in 2009 i will be booking from here, like you i only found this web site after i had booked my holiday[msnsmile].
You will enjoy it.
