Matthew, I have just had a quick look at your ad and noticed that your dollar prices are very low, not even $1.70 to the £ on some of them. I am pretty sure you could safely up your $ prices[msnwink]

Non of my UK guests pay in Dollars so they exchange rate is irrelevant in my thinking.

I have priced my Dollar rates at amounts that I think are competitive to the US market.

A dollar is a dollar when dealing only with the US - If that makes any sense????????[confused]

If you look at John's he only uses about 1.6

I remember being offered a deal about 25 years ago from a family member who owned villa's in Olando...two thousand pounds a week...she had 5 homes and was always fully booked...she sold up all but one....she now has homes near the ocean somewhere... and she gets seven thousands dollars a week for those....

There are loads in Sanibel and Captiva at $10,000 a week or more.

This one is well above $7,000 a week.

Does buying a villa that is advertised on this site - or any of it's 'sister' sites - mean that it will continue to have advertising space here, or once it is sold does it have to give up it's advertising slot.

Kenny[/quote]Unfortunately, villas advertised on OV (by which I mean any of the OV sites) and in this section don't come with ready made OV advertising. There's currently a waiting list to get onto OV, sorry.

They may well come with a pre-built website and/or existing bookings though.

We have had our villa at The Sanctuary for nearly five years but are probably going o have to sell also, due to the downturn in financial services, which my husband works in. Does anyone know wht sort of costs are incurred for a seller? Do the realtors levy different rates of commission like they do in the UK?

"Normal" realtors' comission is 7% - split 50/50 between buyers' & sellers' agents....
In the present climate, it's not difficult to negotiate better rates.
Bear in mind that your chosen realtor (as would any other) will post your property on the MLS & it's quite normal that a competing realtor will find a buyer - totally unlike the UK system...

Thanks Martin & Sue. That is a help, as I am pretty sure we will have to sell. The only saving grace is that, if we can, the pound has dropped in value quite a bit. Although I guess that reduces the chance of a UK buyer.

The Villa is still for sale.

When I speak with our realtor about price reductions they always seem to say it won't make to much of a difference in this current market and that we are probably better trying to 'weather the storm!'.

Villa has now had an offer accepted. It was being marketed over the Easter period (seemed to have quite a bit of activity!) at $175000.

We have accepted the offer and have signed contracts.

We actually bought the villa for this price and with the exchange rate in our favour we may well (just about) break even when factoring in the costs of purchase and sale.

We have seen a pre-approved mortgage application from the buyers but await confirmation of this. They have until 6th May (my Birthday!!!).

Fingers crossed it all goes smoothly x

It is a very unusual system they have for selling and I still have an element of doubt in my mind.

Well you sign a contract agreeing a price then hear nothing for weeks and your only point of contact is your realtor.

I heard yesterday that we are 'all good' for the 12th June.

I am not best pleased that the £ is getting stronger against the dollar either. 1.47 when we signed the contract and it is about 1.59

Feel kind of weird about it all - feel a bit 'redundant' now. There is definitely something missing!!!!

Still waiting for my 10% withholding tax from the title company - takes about 3 months for the IRS to clear.

Once this comes through then it is really all over.
