Coming to Florida only for a week but considering renting a villa. Wondering about the mechanics, how does it usually work? Do you pay the full amount up front? Do villas require deposits against breakages and when are they repaid? How much usually? Are there inventory walkthroughs etc?

You will have to look on the three sites on here and you will get a lot of replys and it up to you what you require and how many people .It will tell you on all the villa info what is required from you and the rules of renting .Enjoy looking .

Usually a villa owner will require a deposit to hold your dates, with full payment required a few weeks before you arrive at the villa. Most owners will require a security deposit, which is then repaid after you leave within a few weeks. The local management company will do a walk-through to make sure there is no damage/loss. Every owner will set his own deposit amount. For us, we collect $300.
Hi Steve and welcome to the forum,you will find slight variation but the majority of villa owners will require a deposit to hold the villa,we ask for the balance 10 weeks before the stay and also for a refundable security deposit of $350/£200 which is returned shortly after the stay:)

Start by enquiring from the sites above and narrowing down the choice of villas that you prefer.

This depends on how far in advance you book the home. Generally speaking if it is within 10 weeks of arrival then you will be asked to pay the full amount upfront. More than 10 weeks before arrival and you will be asked to pay a non-refundable deposit to secure your required dates with the rest of the balance payable at the 10 week prior to arrival point.

All villas require a deposit against major breakages. This will vary from owner to owner but is generally within the region of $250-$500. Some owners require the security deposit to be paid at the same time as the full balance and will then return it a couple of weeks after your departure, while others will take a credit card authorisation which expires within a couple of weeks of your leaving the property. It is very rare for any owner to have to deduct monies from a security deposit.

The Management company will do a walk-through after you have departed. You will not have a walk-through on arrival, since it is almost impossible for company representatives to know exactly when you will arrive. It is a very good idea, reasonably soon after arrival, to just check for any damage or anything that is obviously missing, and report any findings to the Management Company.
