Sunset Ridge is Directly across from the new $500 Million dollar Posner Center. It is located 1/4 mile from I4 on south highway 27 in the Four Corners area.

Unfortunately 2 years ago this neighborhood was not thought of as a short-term rental community since the builder made it seem like only one street could be used as Vacation Homes, which is not the case and they are now acknowledging that. The 2nd phase is all short-term and now pools are starting to go up left and right in the 1st phase. The new construction in Sunset Ridge with a pool start at $260,000 with a pool (which is practically on top of the back neighbor's pool) for a 3/2, barely 1400 sq ft with no furniture nor appliances and standard with carpet and vinyl, those were the prices a few months ago so I don't know what they are now (I think they are all sold out). Sunset Ridge has become a sought out neighborhood since a $500 million Dollar Posner Center will be directly across the street and a 1.5 Million Dollar Polk County Welcome Tourist center in front of the neighborhood which will both be a huge tourist attraction raising home prices. We are selling because Sunset Ridge is quickly being used just for Vacation homes and we would like to live in a family oriented community.

In most cases only if sold as a STR neighborhood .....most locals don't want pools..to much upkeep and to much cost and not enough free time to use one......a few of the locals I know who had one built were sorry they did....we had a corner plot to make it easy to add one later...but I don't think we will....we'll just use our neighbours.......[msnsmile2]
