place looks great guys. indian creek was my first love a few years back now. shame we are sitting waiting for our millbrook manor plot - good luck, why are you selling by the way?

I would say yes, as it's only $9000 lower and you may lose the other ones you after if you wait to long for another buyer.

6 % of the sale price , plus closing costs on the new one so it does take a huge amount out of the price you get.[msnscared]

Hi John and Emma
Having just sold our villa I would say consider the buyer very carefully, not just the price. Look at things like proof of funds and what closing date they can realistically do.
Ours was an older resale but we were let down by the first 2 sales - both offers on first day of viewing which fell through so we had taken the villa off the market and lost valuable viewing time (as we were quite booked up with guests). Both were pull outs after inspections - both excuses as we were prepared to do 100% of necessary repairs. We were so cross the second time that we have fought them for their escrow deposit -and got a portion of it!
Anyway our 3rd "sale" went through but originally was to close on 5th Jan but by the time they had go their mortgage sorted out we didn't close until 28th Feb!
So from having had full price offers on 1st day of viewings when put on the market in Sept - it has taken nearly 6 months to go through - prices have probably risen by a few % in the meantime!

I'll get off my lecture stand now and I wish you all the luck - hopefully ours was just one of those unlucky things that life sometimes deals you!
