Well I had a buyer very quick due to close this week and now they have droped out the inspection said the pool needs redoing after only 4 years I think that is bad do you think I should get it done the thing was we had droped the price $10000 anyway [xx(]

Do you have an extimate of how much it would cost to do the pool? I suppose it depends on that.

What needs doing to the pool? Resurfacing in Daiamond Brite cost us $1980 last year. If that is all it will cost you could get it done quite quickly.

Can they drop out if they have signed a buyers contract?

Can't you claim thier deposit for non-performance?

Many Thanks for the replies I do have the people who put the pool in they will inspect it tommorrow the thing was the buyers did not even communicate with me, so there was no negotiating with them I think they would lose the deposit if nothing came up on the inpection and because the apprasal came in at $14000 lower they where not happy

How old was your pool and how long did it take to repair and was a garantee with it?

We had our pool Diamond Brited through Brad as well after Jon recommended him. We are very pleased with it. Our Management Company were very impressed and have started using him themselves. It only took a couple of days to do, but I couldn't tell you offhand what the guarantee period is.

We had ours done with diamond brite last year and I am sure they gave us a 10 year guarantee. So if yours is only 4 years old and has this then it would be worth looking into with the people who originally did it. Also I think the other option (cheaper than diamond brite but forgot what it was) would have come with a 4 year guarantee so either way you may be in with a chance.

By the way I sympathise with you on the selling thing. We are now trying to get our villa sold on the 3rd attempt with previous two pulling out because of niggly inspection things (which we promised to do once we knew about!). I don't think UK buyers are used to the detail of US inspection reports and it scares them when everything down to "small tear in lino" is listed and in our case photographed enlarged!
