After a lot of soul searching we have decided to put our villa up for sale. We have made the decision to join my brother and his family in Australia so must liquidate all of our assets before we go. We won't be going for about 12 months so are not in a rush to sell.

The house is a 4 bed 3 bath on The Manors North at Westridge. This gated community is located just off the US-27 and about 10-15 minutes from Disney maingate.

The villa was privately owned by a family from NY who used it for family holidays only, so prior to our purchase in Feb 2004 was not used for STR. Since our purchase we have added:

New pool heater with 5 year guarantee - $3450
Pool cover and roller - $350
Pool resurfaced - $1980
New King bed in master suite - $500
New towels in all bathrooms - $200
New bedding through all rooms - $600
New shower curtains - $200
New window dressings - $400
New blinds in living room and master bedroom - $350
New TV, DVD and stereo - $500
New ceiling fans - $200
Digital a/c control - $100
New rugs, ornaments, kitchen utensils - $600
Decorating / colour coordinating / lamps - $700
Settee covers and cushions - $300
Sundries - $500
Privacy shrubs - $700

The price includes: Website, 17 weeks of bookings for 2005, all goodwill, assistance with transfer of utilities, accountant, MC, advice and assistance to make your purchase and transfer as easy and effortless as possible.

Hi Jon

Just had a look at your website and OFV ad and I have a couple of questions..

On your OFV ad it says 'Important Note
This villa is not yet built. We have verified it is privately owned by using the builders contract note with the private owner. The photos of the property are likely to be of a villa of a similar style and standard as the villa itself will be upon completion. For further details please contact the private owner.'??

Also could you tell me which direction the pool faces and do you have any other photos of the rear of the villa? I'd like to see what you back onto :)

Just seen the Important ad bit. Wasn't there last time I checked my add. I will have to mail John and Roger and find out why. Could be why I'm not getting any bookings through this site!

Jon I have to say I think you are selling your villa very cheaply. I think you should have a look at what you can get these days for $255

My MC has sent me properties sold recently from MLS and I thought that the price sounded ok.
What do you think I should be asking then? (or more relevantly, what is someone prepared to pay?)

re the price of your home it is around the norm for a 4 bed 3 bath on westridge a lot of homes are not appraising for the amount so if you want a quick sale you have to be sensible...

At present 6 sales pending on westridge for 4 beds ranging from $214 to $279 for your info...

Thanks Jeff. Their are many factors that affect the range of prices on Westridge. Whether the property is on the original Westridge or The Manors, whether it includes furniture and most importantly on The manors, proximity to the wall. Properties that back on to the wall on US27 are considerably cheaper than those further away.

Our buyer has just pulled out so the property is back on the market. We now have 20 weeks of bookings to go with the property for 2005.

It is available for viewing now

We are going to put it on with a realtor in the next couple of weeks. We now have 26 weeks for 2005 & 5 weeks for 2006.

We decided to keep it until most of the bookings had gone through and put it back on after Easter. We have just been messed about by another timewaster so it is back on the market.

We have placed all of the remaining bookings with other owners and the website can be used but you would need a new domain name.

Well, I've received the HUD and sent it back and they have said that closing was on the 12th and I will receive the money next week, so until it is in my hand it is fingers crossed.

I would like to thank all those who showed an interest and would and I am I glad I had a great realtor
